Expanding your home's square footage with an additional is an exciting way to add living space. Screened in porches are great during nice weather but not usable when temperatures drop too low. ALL SEASON ROOMS offer year-around usability, but cost more to construct. THREE SEASON ROOM however works well for homeowners interested in additional square footage and extending their living space for the majority of the year.


Three season rooms are additions enclosed with glass. Many rooms feature floor-to-ceiling windows with UV protection to protect both furnitishing and occupants from the sun. The room can be enjoyed most moths of the year, however, because they are not insulated, they can't be efficiently cooled with air conditioning during the hot summer months or heated when temperatures drop in winter.

Three Season Rooms are less expensive to build than an all season room because they don't require heating, installation, a foundation or footers.

One of the greatest benefits to adding a three season room is creating an addition made of glass. This affords great views of the outside while opening up the inside space to natural sunlight.

On The Level Contracting just finished a 3 season room last month, just in time for Spring!

Larson Scenix Windows were used for this project. Re-studding of the screens was completed, to maximize the view; changing from 4 windows on each side, to 3 windows each side. Custom fabrication of the upper triangle fixed glass panels, to stay uniform with the lower windows frame/ trim. Everything was trimmed with PVC composite board on the exterior, as well as trimming the rough joists with aluminum capping.

How much to turn this room into a 4 Season Room? On average it can cost anywhere from $15,000-$25,000. It depends on where the HVAC unit is located in the house and if it can be run into that room OR if a new unit will be needed.
